 The jewel in the crown, Hong Kong, has enjoyed a comfortable upturn since the SARS outbreak in 2003 with office prices in Central prime reaching HK$150 psfpm and higher. The upward drive has been good for everybody except tenants. Even for them, the higher prices have meant expansion and creation of new hubs. Not so many people are asking: how long will the current upward trend continue? Everyone is too busy making money. After all, mighty China is next door to protect the previous British colony from the periodic tantrums of international financial markets. But for how long? Our cover article this issue concentrates on this question.
Editor’s know that bad news is much more readable than good news. Recently, ethnic problems have achieved a lot in terms of the creation of negative energy towards China. As real estate is closely linked to perception of stability, these events are of great significance to all in the industry. I recommend any skeptic of China, quite justifiably, and I agree, armed to the teeth with the latest news; to take a visit to the new Beijing Capital Airport extension, BT3. The skeptic will be aware pf problems associated with construction. Citizens of Beijing, however, are grateful for the new extension as it means the end of queues at check in, and the terminal will be around a lot longer than the Olympics.
In this issue we also publish an article about the Tianjin office market. If there ever was a clear example of how different China’s urban planning is from western models, Tianjin is it. The government is creating central business districts in advance. This kind of forward planning is very difficult to pull off anywhere else in the world. It works here though, and this is something that we should get used to, and learn how to capitalize on.

The most famous of these is Commercial Real Estate, which has become a strong brand in the Russian market, and serves as an important means of communication between suppliers and providers; as well as between real estate professionals seeking to widen their horizons.
